Yeah, just do the best you can, after awhile when you get used to costs you will naturally set budgets for yourself. I signed my papers on my 30th birthday ( most expensive birthday present ever). 28 of my 30 years at that point had been spent renting. It took roughly a year to get used to everything and its cool now, I even have some savings.

permafaust: i bought a house a few months back, and though it's a massive step from renting, those initial items you need to buy sort of add up, but you buy them once. i don't want to be that "if i can do it, so can you" kind of guy, but i made it alright only a few weeks after getting my keys. now, money-wise, it feels no more expensive than renting (even though it is) but i own that shit .

 

also, the hardware store (canadian tire in my case) will become your best friend.

I grew up in apartments so I was a little shellshocked about how much stuff actually costs.

Before I bought my house 3 years ago I lived in apartments my whole life. It's a pretty bizarre feeling when something breaks and you can't just call the landlord to fix it. Definitely make friends with people who know how to fix stuff. It was also slightly embarrassing admitting to not knowing how to fix some things because I've never had to. Almost started a fire trying to install new ceiling light fixtures. I bought a town home because I wasn't ready for a full-on free standing house. So I didn't have to buy a lawnmower, snowblower, etc.

 

To me it's worth it but it is almost double the amount per month of apartment living (for me at least). No more parking in a lot and walking a million miles to your apartment front door and then going up or down stairs to get to your front door. No more upstairs neighbors. No more walking a million miles to take your garbage out.

Do you have much work to do before you can move in?

We repainted and tore out all the carpets, my wife also refinished the tub and I put in a new toilet! I have to install a new kitchen floor on Thursday while our furnace is getting put in and then we'll finally be ready!

Actually we don't have much to do at all!

We got very lucky and got a home before it even went on the market. It's in good shape, luckily we caught it early.

We've got our final walkthrough tonight!

Nice! That's so awesome. Sounds like maybe you had a much better realtor than we did

My realtor is actually a long time friend of the family, so we lucked out. She's only taking 2% commission, dropped from 4% to help out the deal and everything.

Everything has fallen into place just right!

If I remember, I'll post some pics a little later.

I feel like maybe I posted this in here before but one lesson learned from me -- don't buy middle of the road stuff to put in your house. You'll eventually end up in a position something like "I really wish my fridge had an ice maker, but it works so why replace it." It's also a pain in the ass to deal with.

Go really cheap just to fill the house with stuff you will eventually easily replace (you can basically furnish an entire kitchen with plates, glasses, utensils, etc from the dollar store) or buy the nicest things you can realistically see yourself wanting as you can afford them. Stay out of the area in between.

Yeah, but that's also kind of fun and rewarding.

Frustrating as hell at times though.

 

Know this...everything will take twice as long as you thought and you *will* make three trips to the hardware store.

I agree there. it is fun, but I had to deal with foundation and other issues that were neglected in the disclosures.

I love a trip to the hardware store. the learning as well. I've been lucky to have close friends as contractors or hvac specialists to show me things to get by or to know when to make that call. I also LOVE bidding wars.

painting sucks. it will always suck. but installing a new front door or hanging Sheetrock is truly rewarding. mudding is an art. doing knockdown is interesting as well. wouldn't trade it for the world.

My fiancée and I just started looking seriously this last week. We fell in love with a master planned community that had an elementary, middle and high school all in the community but it's soooo far away. House prices are fantastic though
